Is it possible to speed up my move? 

One of most popular question we get asked is how can we speed up our move.  There is somethings that as the client you can do to help us move things forward quicker. 

Ensure Onboard is Completed 

The legal part of your transaction can't start until you have completed all of the initial onboards.  This can include ID & AML checks.  You will need to have photo ID such as a passport or driving licence to complete these and yes they must be in date. 

Completion of T&C's and Paperwork

Once your ID & AML Checks are complete you will be sent your paperwork to go through.  The level of which will depend on your transaction type.  For a sale you will be asked to complete the fixture and fittings forms along with the property information forms and of course of T&C's and letter of engagement.  Our staff are on hand to provide support with these either by way of a telephone call or home visit.

If you are buying you will be required to complete source of funds this is a legal requirement by the SRA and not us trying to frame you a frudaster.  The form can be complex if you are recieving a gift of depoist but again our ataff are more than happy to go through the form with you and tell you what supporting documents you will need.  Other forms to complete will include stamp duty declaration and signing of our T&C's. 

Replies to Enquiries 

If you are selling a property you will be required to provide answers about your home that the buyer or buyers solicitors will raise.  There can be multiple enquiries raised throughout the transaction however the quicker we can respond allows us to maintain the pressure of the buyers.  We offer ongoing support with these to ensure everything is explained and again even offer out of hours home visits or telephone call to make sure these are dealt with quickly.

If you are buying a property you may have questions you would like to ask or questions from a survey again the earlier you let us know of these the quicker we can raise them to the sellers solicitors in a bid to obtain the information.

Chasing for Updates 

We know moving is stressful but it is important you allow your solicitor time to process the information and undertake the work required.  Our support team is on hand to be the link between you and your solicitor so it is always best to call them rather than your solicitor directly.
