Your Journey With Us

Once you have instructed us via email or over the telephone it is important that you are aware of the next steps in your journey with us as a valued customer.  Here we explain what happens within the first 24 hours and also cover the later stages in your move. 

First 24 Hours

 

File Opening

Once we have confirmed all of your personal and property transaction details we will send you an email detailing your solicitors full contact details.  This is for your personal records and also for you to pass over to your estate agents and mortgage broker if applicable.

At this stage we will also take payment for ID / AML Checks, Case Management setup and also Conveyancing Searches if buying a property.

Welcome Call & ID Checks 

 

You will also receive your text message with the link to our secure biometric ID / AML Check system.  It is important that you complete the ID check within 24 to 48 hours.

Our support team will also order your conveyancing searches at this stage if you are buying a property to ensure that we are not causing any delays.

Your solicitor or their assistant will contact you to introduce themselves to you and arrange sending out your full welcome pack.  This can be sent via email or post.  

Estate Agents 

While we are working to put your initial file together, your estate agents will be preparing the Sales Memorandum to be sent out to all parties involved in the transaction.  Once we have received this we will make contact with the other legal parties to introduce ourselves and confirm we have your full instructions. 

Ongoing Steps 

Purchase Transactions 

The sellers solicitor will provide us with the draft contract papers via email or post.  We will review these and send you a copy of the Title plan and TA forms for you to review.  

We then raise any enquiries that we feel are important along with any other enquiries you would like to raise.

Once all enquiries are satisfied we will issue you with a report on our findings and once you are happy with this we will look to exchange contracts.  Additional steps could be required if your purchase involves a mortgage but we will always be on hand to help answer any questions you have throughout the transaction.

Sale Transactions

Once you have completed the TR forms and returned them to your solicitor the draft contract papers will be prepared and sent to your buyers solicitor.  In 99 out of 100 transactions their will be a number of enquiries raised.  Most of these enquiries we will be able to answer on your behalf however please note that some enquiries will relate to things only you are able to answer.  Once we have answered all of the enquiries we will then await your buyers solicitors next instructions before moving on to exchange and completion.
